Moving home can be a really stressful time, and there are certain things that need to be in place before you collect the keys to your new home. Here at Homes2Rent we want you have a positive experience so have provided some guidance as to what you should be checking.
What documents should I see or sign before moving in?
The landlord needs to provide you with information about where your deposit is being protected. This should include a deposit certificate, terms and conditions, and an information leaflet.

- You should have received a Gas Safety Certificate (if there is a gas supply at the property);
- The landlord also needs to provide a satisfactory Electrical Installation Condition Report (EICR)
- You should also have seen an Energy Performance Certificate (EPC) – this indicates how energy efficient the property is, which can affect the cost of your utility bills. It must be rated from A to E, for it to be legally let, with A being the highest rating;
- A copy of the How to Rent guide – this booklet should be made available as either a digital PDF that can be emailed to you or a printed document. It is there to help you understand your rights
- Draft tenancy agreement
What other documents should be provided before / on move-in day?
- You may want ask for the inventory/statement of condition. However, you may not get this till move-in day and you will be given 7 days' notice to make any comments.
- Confirmation/proof that the smoke alarms and carbon monoxide detectors have been checked. This needs to take place on the date the tenancy starts. It may be if you are meeting the landlord that this takes place on the day. If it does ensure you have signed confirmation.
- Receipt for paid rent and deposit
- Fire risk assessment where applicable
- Copy of HMO license where applicable
- Repair reporting procedures routine and emergency
- Contact details of landlord
- Meter readings and utility companies
What other information should I ask the landlord for?
- Where the fuse box is located?
- Where the water stopcock is located?
- Whether you are allowed to decorate the property?
- What day is bin day?
