These are clauses within your tenancy agreement, that are usually added by your landlord in addition to the standard tenancy agreement clauses. These may be specific to certain areas within the property, or in relation to certain behaviours.
These clauses need to be reasonable and lawful.
It is worth checking your draft tenancy agreement for them before signing it.
They may cover things like:
- payment of bills such as gas or electric by the tenant
- a rule that there shouldn't be any smoking in the property
- a rule that pets aren't allowed in the property
- rules around shared areas, if there are any
- a rule that the tenant must dispose of rubbish in the right way
